Independence

Pet Policy

No more than two pets per unit. Registration required with information on arrangements for pets in case something happens to the owner, and preferred veterinary practice. Dogs must be kept on a leash when outside, and are not allowed in The Lodge. Cats are not allowed in the common areas unless on a leash or carried. No pet fees – owners are expected to clean up after their own pets.

Health Pointers

As an Independent Living 55+ community, there is no provision for assisted living such as medical aides, nurse, etc. and there is no-one on-call in the community. Residents are encouraged to call 911 in an emergency, or their own healthcare providers. For local health or utilities emergency contacts, see our webpage Useful Links.

Disability Provisions

The community was built to be accessible for residents using walking aids or wheelchairs. There are no steps at the entrance to any of the units, or The Lodge, and doors are wide enough to accommodate wheelchairs. Internal provisions in each unit will differ, depending on alterations the previous owners may have made. Sidewalks have clearly marked access ramps onto the roadway for wheelchairs and walkers. There is good nighttime lighting and a 15mph speed limit throughout the community is for safety reasons, although residents are urged to exercise caution when in the roadway.

Maintenance

The UOA (Unit Owners’ Association) is responsible for exterior maintenance on the units and maintenance of the common areas. The unit owner is individually responsible for interior maintenance and for the upkeep of any alterations which are owner-created, even with UOA permission. For more details, please see the Community Handbook and the Rules and Regulations, under Documents. Maintenance and repair on sun-rooms and second stories will be invoiced to the unit owner as a special assessment. The UOA employs a part-time maintenance manager with one or more assistant(s), and the manager may be responsible for contracting with specialist companies for larger maintenance issues.

Security

The gatehouse at the entrance to the community is not staffed, but does have continual camera surveillance of all traffic (foot and vehicular) through the entrance and exit to the community. The Lodge also has security cameras. Residents are encouraged to call 911 if they see any suspicious activity or intruders, and asked not to leave keys under mats, flower-pots, etc. Emergency services have access to units through a master key in the emergency services box for those units where the locks have not been changed. If unit owners opt out of the master key service by changing their locks, they are encouraged to give a key or access code to their neighbor or other friend in the community, for emergencies.

Unit Owners’ Association

Every unit owner is a member of the Association and may attend any or all meetings, including committee meetings. The Executive Board normally meets once a month and consists of elected residents plus a representative of the managing company, Community Partners of Virginia. Individual UOA fees are determined according to a projected annual budget for community expenses, and the percentage interest of your particular unit out of the total of all the units.
